Velodrome Berkelanjutan: Penerapan Tata Ruang Cerdas di Pantai Indah Kapuk, Jakarta Utara

Abstract

Pembangunan infrastruktur berskala besar seperti Velodrome di kawasan pesisir Jakarta Utara (PIK) menghadapi tantangan keberlanjutan lingkungan dan efisiensi operasional. Studi perancangan ini bertujuan mengintegrasikan prinsip Arsitektur Berkelanjutan dan Tata Ruang Cerdas (Smart Spatial Planning) untuk menciptakan Velodrome yang memenuhi standar fungsionalitas olahraga internasional (UCI) dan meminimalkan dampak lingkungan. Metode yang digunakan adalah Studi Perancangan Berbasis Konsep melalui analisis literatur standar teknis (UCI), prinsip Green Building, dan Smart Spatial Planning. Proses ini disintesis dengan analisis iklim mikro Jakarta Utara (PIK). Hasil perancangan menunjukkan penerapan solusi energi pasif (orientasi dan insulasi), pembangkitan energi aktif (PV atap untuk 30% kebutuhan energi), dan daur ulang air hujan (Rainwater Harvesting untuk 75% pengurangan air potable). Selain itu, sistem Building Management System (BMS) dan sensor cerdas diintegrasikan pada tata ruang luar untuk mengoptimalkan efisiensi operasional dan adaptabilitas lingkungan. Kesimpulannya, konsep ini menghasilkan model Velodrome yang efisien sumber daya dan berfungsi sebagai pilot project fasilitas publik cerdas dan ramah lingkungan.
